The front steps will indeed always be on the south edge of the building, so no matter where (or if) you place the door the system will use the south edge to determine the legality of the plot.

Access to houses (both static and customizable) will be changed in Age of Shadows. Doors can be set to a high security level, whether the house is public or private, although anyone can walk onto the house unless he or she is banned from it. If a house is set to private, it is not possible even to walk onto the steps, unless you are the owner, a co-owner or friend, or have been granted access to the house. To answer your question, then, whether a house has a door or not, or whether the doors of the house have been set to a high security level, it is possible to have a public house, enabling you to have a vendor.
